State Department employees, Foreign Service employees, Diplomats and Diplomatic-related employment can present a challenge when securing housing in Washington, D.C. If you have a unique job or if you expect to be transferred in the near future please contact your property manager. Foreign diplomats and staff (employed by foreign nations) may be asked for additional security to guarantee their performance of the lease terms.
Please remember that every situation is unique and your property manager will find a solution that works for you.
You are welcome to have guests stay at your apartment. There is a guest charge for guests staying more than ten (10) consecutive days or a total of fourteen (14) days in a calendar year (See OCCUPANCY REGULATION # 8 for these charges.) A guest is anyone who is staying at your apartment who is not listed on your RENT CONTRACT or APPLICATION. Your guests may use the building facilities only if registered as a guest with Management or when accompanied by you.
Please remember that you are responsible for your guests and their actions and any resulting complaints, injuries, fines, damage, etc.
In the event of a disaster, replacing all of your belongings, built up over many years can be expensive. All tenants are strongly encouraged to purchase renter’s insurance. Renter’s insurance will generally ranges from $100 - $300 a year depending on the amount of personal property being insured along with other factors. Many policies have deductibles of $500 or less. Many nationally recognized companies like Geico and State Farm, among many others, offer policies in Washington, D.C.

Renter’s insurance is an important part of being a responsible tenant. Most policies will cover the replacement value of your personal belongings if they are damaged, lost or stolen. Many policies also provide protection in case a guest of yours is hurt or if the apartment becomes uninhabitable (fire, etc.) may provide assistance in paying for temporary housing. Some policies may even provide help with your rent payments if you become unemployed, etc.
It is VERY important that all tenants understand, in the event of a fire, floor or even a leak, Urbane Results LLC and the property owner WILL NOT be liable for any loss of personal property, etc. In some cases, even after a fire, the tenant may be responsible for a prorated portion of rent for the unburned apartment, even if it is uninhabitable. Please speak with a licensed insurance sales person to find out what coverage may best suit your needs.
While purchasing a policy is NOT required, it is strongly recommended. It’s the best $200 you’ll ever spend as a tenant.
Tenants are also encouraged to itemize and photograph all personal items. Make sure you include brand, model number, serial numbers, dates of purchase and as much information as possible. Having clear documentation of your belongings makes filing a claim fast and easy.
Each apartment is issued one set of keys after the lease is signed, all supporting documents and addendums are returned and a security deposit and first month’s rent have been received. It is your responsibility to make copies of your keys for roommates.
Urbane Results maintains a copy of your apartment keys in a lockbox in our office. The keys are coded, so there is no discernable way to identify the corresponding address.
If you lose your key, a copy can be purchased from Urbane Results for $25/key (standard), $50 (security controlled) and/or at the building’s published rates.
Residents MUST obtain advance written permission before changing any locks. A professional locksmith must be used and also approved by Urbane Results. Please do not change your locks without communicating with us first.
As much as possible, our lease is written in plain English. If you have any questions, please contact your property manager.
In general, none of our residential lease provisions/terms are negotiable. It is important that we operate under one set of rules because if we had hundreds of different leases, we would spend more time researching specific individual lease provisions then we would serving you.
All tenants are required to give thirty (30) days advance notice prior to moving out of your apartment at the end of your lease term.
Your notice must coincide with the last calendar day of the month. No mid-month move outs. For example, if you wanted to give notice to move out on October 31st, you would need to give us written notification by October 1st. If you wanted to move our October 15th, you would be required to give us notice by October 1st and pay rent for the entire month of October. No mid-month move outs.
If you would like to terminate your lease early, please contact your property manager. Requests for early termination on considered on a case by case basis and are not always approved. Often, when a request for early termination is approved, the departing tenant is charged a $300 fee or 10% of the remaining lease value (whichever is greater). Additionally, departing tenants are responsible for finding their own replacement tenants or pay Urbane a $1500 leasing fee to find your replacement.

Tenants are responsible for some maintenance in their apartment. Examples are light bulbs, smoke detector batteries, changing HVAC filters, etc. Please review our maintenance section or contact your property manager if you have any questions.
Urbane Results appreciates the efforts and sacrifice of our service men and women. If you are active duty military, including Coast Guard and all reservists, upon request, your application fee will be credited to your rental account.
Urbane Results complies with all local, state and federal laws, specifically the Servicemembers Civil Relief Act (2003). The SCRA provides for you to break your lease if you have orders to deploy/transfer more than thirty-five (35) miles from your apartment for more then 90-days. All you have to do is give us a copy of your orders and sixty days notice. Please speak with your property manager and let us know how we can help!
Each rental property has individual parking rules, regulations, procedures and fees. Please consult your lease documents or ask your property manager if you have any questions about parking.
In general, all off-street reserved parking carries a monthly fee, unless included in your lease. You are required to maintain your vehicle so it does not cause any damage to the parking facilities and maintain insurance. Urbane Results and the property owner ARE NOT responsible for any damage, loss, theft, etc.
In general, all on-street parking requires a residential permit. Please contact DC Police, DDOT and/or your local parking enforcement agency to learn more.
Residents: These inspections are not designed to invade your privacy or otherwise make your tenancy uncomfortable. We inspect 100% of our rental portfolio every three months. Our primary goal is to ensure your health and safety and also to catch maintenance problems before them become expensive for the property owner and an inconvenience for you. We do kindly request that you tidy up in advance of an inspection.

oEnsure all doors and windows open, close and lock as intended
oCheck doors and windows for air and water leaks
oEnsure hot water heater, HVAC blower and utility closets are not obstructed by storage items
oLandscaping is maintained and does not attract pests
oTrash area is well kept. Cans are clean.
oSpot check brick pointing, siding, and other exterior surfaces
oWindow and joint caulking
oRoof, skylights and other high areas where a ladder is not needed.
oGutters, downspouts and drains where a ladder is not needed.
oTest hot water to meet minimum and maximum code requirements.
oFeel all exposed water values and drain pipes for leaks
All properties managed by Urbane Results are non-smoking rentals. Smoking in the unit, apartment, building, common areas, parking garages, etc. will constitute causing a nuisance to your neighbors and could lead to your eviction. For the comfort of all, please confine smoking to off-premises.
